Buying Advice
To prospective purchasers, the simplest advice I could offer is this be decisive.
In other words, make a decision and dont put yourself through mental/emotional gymnastics wondering if it was the right decision.
You should look at your financial & personal situation and consult with a good finance broker to determine the affordable range for property you should be looking at. It is sensible to take a conservative approach at this stage, and then if you find something within that price range you should manage it quite comfortably.
On the other hand, if you find something that is a little above the conservative price range you have determined but you really want to get it, even if it is a stretch for you then it may be possible for you to punch above your weight and still manage OK, even if you had to make sacrifices in other areas (like not buying that new car) in order to get that property you really want.
In my years around the real estate business, I have certainly seen more people lose through making ponderous decisions over whether its the right deal or not and then backing away from it, and Ive known a lot of people who have made seemingly quick decisions to go ahead with something, only to look back later and say that it was one of the best decisions they have made.
Im not saying that you rush into things, you will do the proper due diligence, looking into the legal and financial implications of your purchase but make a decision and if everything checks out, go for it!
